What is a Home Information Pack?
A Home Information Pack (HIP) contains various important documents regarding a property on the market for sale as from 14th December 2007.
The following documents are mandatory and have to be in the HIP and in the correct order to ensure it is valid:
- An Index (i.e. a list of the contents of the pack)
- An Energy Performance Certificate (EPC)
- A Sale Statement (summarising the terms of sale)
- Land Registry Title & Plan
- Standard Searches (e.g. local authority enquiries and a drainage and water search)
- Where appropriate, commonhold information
- Where appropriate a copy of the lease
- Where appropriate a copy of New Homes Warranty
The following documents are voluntary and can be included if the vendor wishes:
- A Home Condition Report (HCR)
- Additional leasehold information
- A legal summary
- Guarantees and warranties
- Other searches relevant to the particular area
- A Home Use Form
- A Home Contents Form and additional relevant information
